Selling a house in Monee
Monee is a village of about 5,100 people in Monee Township, in the southeast part of Will County. University Park is to the north, Crete to the east, Peotone to the south and Frankfort to the northwest. I-57 has an interchange on the west side of the village, and Governors Highway runs through it. Governors State University and the end of the Metra Electric line are just north in University Park.
The name honors Marie LeFevre Bailly, the wife of fur trader Joseph Bailly. “Monee” reflects how her first name was pronounced locally. The village sat on the north edge of the Cyclone of 1917, and its lumberyard supplied materials to rebuild 67 damaged buildings in Green Garden and Monee Township.
Monee had about 2,100 housing units in 2020. Older houses sit on the original streets near the village center, and newer subdivisions with ranches, two-story homes and townhomes were added farther out. Farmland still surrounds much of the village, so some homes sit on larger rural lots. Monee Elementary is part of Crete-Monee School District 201-U.
If your Monee home is updated and you don’t mind waiting, an agent may get you a higher price. Selling to us fits better when the house needs work that a resale inspection could flag, when the furnace, roof or water heater is near the end, when you inherited the home, or when a job or move means you need a fixed date. If an inspection has already flagged items, that’s fine with us too.
What to expect
Expect our cash number within 24 hours. We’ll see the house in person one time and show you how the offer adds up. Closing happens on the day you pick, at a title company in the south suburbs. We pay the normal closing costs.
What to know before you sell in Monee
- Village transfer stamp. Monee requires a transfer stamp on every sale, but the title listings show no village transfer tax on it. The Illinois and Will County transfer taxes still apply, and when we buy your Monee house, we pay them.
- Resale inspection. The village requires a resale inspection for all real estate sales. The fee is $50, and the Building Department needs 24 hours’ notice to schedule.
- Water, sewer and garbage. Before the village issues its certificate, all water, sewer and garbage charges must be paid. The title company clears them from the sale.
- Arrears billing. What you paid Will County this year was last year’s tax. The current year hasn’t been billed yet, so the title company estimates it and shifts your share to the buyer as a credit from the proceeds.
- Probate. Monee estates are Will County cases, filed at the courthouse in Joliet. An executor may sign our contract early, and the closing follows the judge’s order.
Village ordinances can be amended. The title company checks what Monee requires for your address before closing, and we take on whatever it finds.

In Monee, the resale inspection can turn up code items you didn’t know about. If you list, those usually become your problem before closing. When you sell to us, we can take on the repairs and sign the village agreement as the buyer.
How Monee’s resale inspection works
Under the village code, the owner files a notice of transfer, which lets the Building Department inspect for building and zoning code compliance. The village schedules the inspection within 14 days of the notice and sends written findings within 3 business days. If the house passes, a Certificate of Completion is issued once water, sewer and garbage charges are paid.
If repairs are needed and they aren’t finished before closing, the code allows a written agreement in which the new owner commits to completing them. A conditional certificate is then issued, and the buyer has up to 120 days after closing to finish the work. When you sell to us, we can be that buyer, so the repair list doesn’t have to hold up your sale.

Monee FAQ
Does Monee require an inspection when I sell?
Yes. The village requires a resale inspection for every real estate sale. The fee is $50, and you call the Building Department with 24 hours’ notice.
What if the inspection finds problems?
Monee gives two paths: repair before closing, or have the buyer promise the village to finish within 120 days. Selling to us, that agreement can be ours to sign.
Is there a Monee transfer tax?
There’s a required village stamp but no transfer tax listed for it. The Illinois and Will County taxes are owed on the deed, and we cover both.
Do you buy newer homes in Monee subdivisions?
Yes, along with older houses near the village center and homes on larger lots. Condition and age don’t matter to us.
Will you buy a Monee rental that still has tenants?
Yes. Tenants can stay through closing, and we work out timing with you and them.
How soon can we close?
Once the inspection paperwork and title search are done, often within 2–3 weeks. If you need longer, push the date out.
