Selling a house in Westmont

Westmont is a DuPage County village of about 24,400 people, nearly all of it in Downers Grove Township. Oak Brook is to the north, Clarendon Hills to the east, Darien to the south and Downers Grove to the west. Ogden Avenue runs through town, the Metra BNSF line stops at Westmont station, and I-88, I-55, I-294 and I-355 ring the village.

Westmont started with brick. After the Chicago Fire, William Gregg found good clay here and opened the Excelsior Brick Company in 1872, and the settlement around it was called Greggs. The brickyard closed after 1900. In 1919, Arthur McIntosh began selling lots for a few dollars down, and the McIntosh subdivision grew fast. The village incorporated in 1921, and the Gregg House Museum is now home to the Westmont Historical Society.

The oldest homes are modest cottages from the McIntosh years. Brick houses followed after World War II, and Westmont also built a large number of apartments and condos. By 1990, single-family homes had started replacing some older apartment buildings, and newer apartments such as Quincy Station opened near the train in 2022. The 2020 Census counted about 11,200 housing units.

A Westmont home or condo that’s been updated generally sells well with an agent, and we’ll say so if that fits yours. We’re the better call when an older cottage or postwar house needs major work, when a condo needs a full update, when you have tenants, or when an estate needs settling. We buy regularly in Westmont and the towns around it.

What to expect

Within 24 hours, you’ll have a cash offer. We visit once, and you’ll see exactly how we got to our number. Closing happens when you say, at a local title company, with the usual closing costs covered by us.

Local rules and costs

What to know before you sell in Westmont

  • No village transfer tax listed. Westmont isn’t on the title-company charts of towns with a transfer tax. The deed still needs Illinois (50 cents per $500) and DuPage County (25 cents per $500) stamps, and we pay for them.
  • Water bill. A final water bill is requested by the title company and paid from the sale.
  • Condo associations. The association confirms that assessments are paid up, and any balance is cleared at closing.
  • Rentals. If you have tenants, give us copies of the leases. We can buy with tenants in place.
  • DuPage taxes in arrears. Taxes are billed the year after they accrue, so the buyer takes a credit at closing for this year.
  • Probate. DuPage County estates are handled in Wheaton. The executor signs our contract, and the sale closes with the court’s approval.

Before your closing, the title company confirms what Westmont currently requires, and we handle whatever is on that list.

Older homes

Selling an older Westmont cottage or postwar house

The McIntosh-era cottages and postwar brick houses that make up much of Westmont’s older housing were built small and simple. Many have had additions over the years, and some still have original wiring, plumbing and foundations.

We buy these houses in the shape they’re in. You don’t need to fix the basement, update the kitchen or clear out the garage. If an older house is worth more for its lot than as a home, we’ll explain that and price it accordingly.

How it works in Westmont

Three steps. You pick the closing date.

  1. Tell us about the house

Fill out the form or call (773) 825-9855. A few quick questions, no pressure.

  2. Get a fair cash offer in 24 hours

We look at the house with you and show you how we got the number. No obligation.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.

Questions

Westmont FAQ

Does Westmont charge a transfer tax?

Title companies don’t list one. The state and DuPage stamps apply, and we pay them in a sale to us.

Do you buy older cottages near downtown Westmont?

Yes. We buy older houses as-is, including ones with original systems or foundation issues.

Can you buy a condo in Westmont?

Yes, in any condition. We get the paid-assessment letter from the association.

I have tenants. Can I still sell?

Yes. Occupied rentals are fine. Send the leases and we’ll price with the rents in mind.

Where does probate happen for a Westmont estate?

In Wheaton, at the DuPage County courthouse. The executor signs, and the judge’s approval sets the closing in motion.

How fast can a Westmont sale close?

Usually in 2–3 weeks. You can pick a later date.
