Selling a house in Oak Brook

Oak Brook has about 8,200 residents. It sits mainly in DuPage County, runs east into Cook, and takes in parts of York, Downers Grove and Proviso townships. Elmhurst is to the north, Hinsdale to the south, Westchester to the east and Oakbrook Terrace to the west. The Tri-State Tollway (I-294) and the Reagan Memorial Tollway (I-88) cross the village, and Route 83 runs along its west side.

Settlers arrived in the 1830s, and the area around Ben Fuller’s settlement was known as Fullersburg. Frederick Graue’s gristmill on Salt Creek served as a stop on the Underground Railroad. In 1898, Frank Osgood Butler bought land along Salt Creek, and his son Paul later bought neighboring farms and built the Sports Core with its golf and polo grounds. Oak Brook incorporated in 1958, after the Tri-State and East-West tollways were finished and land was set aside for a shopping center. Oakbrook Center opened in 1962, and corporate offices followed.

Several large-lot subdivisions were built from the 1960s on, and most of the village today is residential subdivisions. The 2020 Census counted about 3,300 housing units. Many homes are large houses on big lots built from the 1960s onward, with some newer houses replacing older ones.

Most well-kept Oak Brook homes sell through agents, and we’ll be straight about that. We’re useful when a larger home hasn’t been updated in decades, when an estate is involved, when maintenance has slipped, or when you want a private sale without showings. Some sellers also like that a cash sale avoids a jumbo-loan appraisal.

What to expect

It starts with a single visit. Our cash offer follows within 24 hours, with every figure explained. Set the closing date yourself, sign at a title office in the area, and let us handle the normal closing costs.

Local rules and costs

What to know before you sell in Oak Brook

  • No village transfer tax. Oak Brook has no stamp of its own, per ATG’s ordinance records and Chicago Title’s list.
  • State and county stamps. Count on an Illinois stamp of 50 cents per $500 and a DuPage stamp of 25 cents per $500. Our side of the closing pays them.
  • Water. Oak Brook needs a last meter reading, and the final water charge is settled through the title company.
  • Cook County part. Properties on the Cook County side carry Cook’s county stamp instead of DuPage’s, and Cook estates are probated at the Daley Center. Either stamp is ours to pay.
  • Subdivision associations. Where a homeowners association exists, we’ll need its statement that dues are current.
  • Taxes and DuPage probate. DuPage tax bills trail a year, and the buyer receives a credit for your share. Estates on the DuPage side are opened in Wheaton.

We let the title company verify Oak Brook’s current list for your parcel before closing day.

Large homes

Selling a large, dated Oak Brook home

A big house on a big lot takes a lot to maintain. Roofs, HVAC systems, pools, long driveways and mature trees all add up, and buyers at Oak Brook prices tend to want move-in condition.

If your home needs a full update, or you’re settling an estate and don’t want to manage a long remodel, we’ll buy it as it stands. The sale is private, with one visit and no open houses, and we close on the date you choose.

How it works in Oak Brook

Three steps. You pick the closing date.

  1. Tell us about the house

Fill out the form or call (773) 825-9855. A few quick questions, no pressure.

  2. Get a fair cash offer in 24 hours

We look at the house with you and show you how we got the number. No obligation.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.

Questions

Oak Brook FAQ

Is there an Oak Brook transfer tax?

Not from the village. Only Illinois and county stamps are due, and our offer covers them.

Will you buy a big Oak Brook house that needs everything?

Yes. We buy dated homes of any size and price the updates in.

Can the sale be private?

Yes. There are no signs, listings or open houses. Just one walk-through.

What if my Oak Brook home is in Cook County?

Cook’s stamp replaces DuPage’s, and probate moves to the Daley Center. We still pay the stamp.

Where does an Oak Brook estate go through probate?

In Wheaton for DuPage properties, or at the Daley Center for Cook properties.

How soon can we close?

Three weeks is common. If you need a few months, that’s fine too.
