Selling a house in Elk Grove Village

Elk Grove Village is a village of about 32,800 people on the northwest side of O’Hare, largely in Cook County, with a sliver in DuPage County. It covers parts of Elk Grove, Schaumburg and Addison townships. Arlington Heights is to the north, Des Plaines to the east, Schaumburg and Rolling Meadows to the northwest, and Itasca and Wood Dale to the south. I-90, Route 390 and the I-290 and Route 53 corridor all reach the village, and Busse Woods, with its small elk herd, sits on the west side.

The area was farmland and marshy prairie for more than a century, and many main streets carry the names of early farm owners. In the 1950s, Centex Corporation assembled about 1,500 acres for a planned community with homes on one side and industry on the other. The village incorporated on July 17, 1956, with 116 residents. That industrial side became a business park of about six square miles.

The first homes went up inside Higgins Road, Arlington Heights Road, Landmeier Road and Wildwood Road. Later sections spread south and west through the 1960s and 1970s. Apartment complexes were built along Tonne Road and Ridge Avenue in the 1970s, and some were later converted to condos. Most of the village is single-family homes from those decades.

A refreshed Elk Grove Village home usually sells quickly with an agent, and we’ll be clear about that. We’re the better route when a Centex-era house still has its original kitchen, baths or windows, when a condo needs a full redo, when an executor is handling the sale, or when you need to move on a firm date.

What to expect

A day after you contact us, you’ll have a cash offer. We visit the home once and explain how the offer was built. You set the closing date, signing is at a local title company, and the standard closing costs plus the village stamp come out of our end.

Local rules and costs

What to know before you sell in Elk Grove Village

  • Village transfer tax. Elk Grove Village sets a $3 per $1,000 tax and makes it the seller’s responsibility. In a sale to us, it becomes ours, with the Illinois and county stamps.
  • Final water reading. Elk Grove reads the meter two to three days before closing. The last water and sewer charges are paid from the proceeds.
  • Underground tanks. Chicago Title’s chart notes the village can confirm, on request, if an underground tank is on record for a property. The title company checks when needed.
  • Condos. Converted buildings and other associations provide a statement of paid dues. Balances are cleared on the settlement sheet.
  • Taxes a year behind. Cook and DuPage both send this year’s bill next year. The buyer gets this year’s share up to closing as a credit.
  • Probate by county. Most estates here are Cook County cases, heard at the Daley Center. A home on the DuPage County side would go through the court in Wheaton.

Elk Grove can revise these steps. The title company re-checks them for your address, and we finish what’s required.

Much of Elk Grove Village was built by the same developer in the same few decades, so updated homes set the price for the rest. If yours still has original finishes and systems, compare our cash price with a listing after repairs.

Condos

Selling a condo along Tonne Road or Ridge Avenue

Some of Elk Grove Village’s 1970s apartment complexes were later converted to condos. Many of those units still have older kitchens, baths and windows, and buildings of that age can face special assessments for roofs, parking lots or other common areas.

Any unit, in any shape, is a fit for us. The title company requests the association’s paid-assessment letter, and any open dues or assessments are paid from the sale. If there are rental limits or a tenant in the unit, tell us early so we can plan around it.

How it works in Elk Grove Village

Fill out the form or call (773) 825-9855. A few quick questions, no pressure.

  2. Get a fair cash offer in 24 hours

We look at the house with you and show you how we got the number. No obligation.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.
