Selling a house in Itasca
Itasca is a DuPage County village of about 9,500 people. Wood Dale is to the east, Roselle and unincorporated Medinah to the west, and Addison to the south. Interstate 290, I-355 and the Elgin-O’Hare Expressway meet near town. Irving Park Road runs through the center, Route 53 runs along the western edge, and the Itasca Metra station is on the Milwaukee District West Line.
Elijah Smith settled here in 1841, and a post office followed in 1846. In 1873 he platted 80 acres into lots, and the village incorporated in 1890. Itasca stayed rural until the 1940s, when commuting to Chicago became common. Industrial development started in 1961, and the Hamilton Lakes business park broke ground in 1979. Itasca Country Club opened in 1925, and the Spring Brook Nature Center dates to 1968.
The village created a Historical Commission in 1985 and passed a Historic Preservation Ordinance in 1987. The Itasca Historical District, roughly bounded by North Street, Bloomingdale Road, Irving Park Road, Rush Street, Cherry Street and Catalpa Avenue, holds homes from before 1900 and the early 1900s. Outside that area, most houses are postwar ranches, split-levels and two-stories, along with townhomes. The 2020 Census counted about 3,900 housing units.
A kept-up Itasca house usually sells well on the market, especially near the train and downtown. If yours fits that, you’ll hear it from us. We’re more useful when an older home has deferred maintenance, when an estate needs to be settled, or when you’d rather not prepare a house for the market.
What to expect
After one short visit, our cash offer arrives within 24 hours, with our math laid out. When to close is up to you. We meet at a title office in the area for signing and pay the routine closing costs.
What to know before you sell in Itasca
- No village transfer tax. Itasca has none on ATG’s records or on Chicago Title’s chart.
- State and county stamps. The state’s rate is 50 cents per $500, and DuPage adds 25 cents per $500. We pay those.
- Final water reading. Itasca reads the meter before closing, and the last bill has to be paid.
- Historic district. Homes in the Itasca Historical District fall under the 1987 preservation ordinance. A buyer planning exterior changes there checks with the village first.
- Taxes a year behind. Because DuPage bills a year late, closing includes a prorated tax credit that goes to the buyer.
- Probate. Estates in DuPage County run through the courthouse in Wheaton.
Before closing, the title company confirms Itasca’s current rules, and we cover what they require.
Two ways to sell your Itasca home
| Sell to us | List with an agent | |
|---|---|---|
| Repairs/updates | We take it as-is | Expected before or after inspection |
| Showings | Just one | Ongoing until there’s a contract |
| Commission | None | Taken out of what you net |
| Closing costs | We pay them | Seller pays |
| Timing | Close in about three weeks, or wait | Market time plus 30–45 days |
| Certainty | No financing contingency | Buyer’s loan must close |
| Price | Below retail, priced for condition | Top price for updated homes |
Itasca’s older homes near the historic district can need foundation, wiring or plumbing work, and repairs may need to respect the house’s original character. Newer homes away from downtown are usually simpler, though many are now 40 to 60 years old and due for roofs, windows and mechanicals. We’ll look at what yours needs and price it honestly.
Selling an older house in Itasca’s historic district
Homes from the late 1800s and early 1900s have charm, but they often come with old wiring, stone or brick foundations, and plumbing that has been patched for decades. Financed buyers’ inspectors tend to flag all of it.
We buy these houses in the condition they’re in. You don’t need to replace a porch or update the systems first. We’ll tell you what we see during the walk-through and how it affects the number, and you can compare that against listing.
Three steps. You pick the closing date.

Fill out the form or call (773) 825-9855. A few quick questions, no pressure.
- Get a fair cash offer in 24 hours
We look at the house with you and show you how we got the number. No obligation.
- Close on your date
As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.
Common reasons Itasca owners sell
Itasca FAQ
Does Itasca have a transfer tax?
Itasca itself doesn’t charge one. The state and DuPage County stamps are the only ones, and we pay them.
Do you buy older homes in the Itasca Historical District?
Yes. We buy older homes as-is, including ones with original systems.
Does Itasca inspect a house before it’s sold?
ATG’s records show only a final water reading, not an inspection. Your title company verifies that for your closing.
Can you buy an Itasca townhome?
Yes. We’ll order the letter showing your association dues are current.
Where is probate for an Itasca estate?
At the DuPage County courthouse in Wheaton.
Can I pick a closing date months out?
Yes. We close when you’re ready, as soon as 2–3 weeks or several months out, so you have time to find your next place.
