Selling a house in New Lenox

New Lenox is a Will County village of about 27,000 people. Joliet sits to the northwest, Mokena to the east, Frankfort to the southeast and Manhattan to the south. US 30 is the main east-west road, and both I-80 and I-355 pass through the village. Metra has two stops here: New Lenox station on the Rock Island line at US 30 and Cedar Road, and Laraway Road station on the SouthWest Service.

The Rock Island Railroad arrived in 1852, the village was platted in 1858, and it incorporated in 1946. Hickory Creek runs through the area, the Old Plank Road Trail crosses town at the Commons by Village Hall, and Silver Cross Hospital opened near I-355 in 2012.

Much of the housing is from the last 35 years. Riivendell went up in the late 1980s and early 1990s, Palmer Ranch from the mid-1990s on, Horizon Meadows and Nelson Ridge in the mid-2000s, and Waters Chase and Crystal Springs after that. You’ll see two-stories, ranches, split-levels and townhomes, plus a smaller number of older homes from before the subdivision years.

A newer New Lenox home in good shape usually does well on the open market, and we’ll be honest about that. A cash sale makes more sense for a 1990s house that still has its first furnace, roof and kitchen, a house you inherited and don’t want to manage, a rental with a tenant, or a move that has to happen on a fixed date.

What to expect

After one short walk-through, we send a cash offer within 24 hours and explain how we arrived at it. You set the closing date. The closing happens at a title company near you, and the usual closing costs are on us.

Local rules and costs

What to know before you sell in New Lenox

  • No village transfer tax. Property inside the New Lenox village limits has no local transfer tax. The Illinois tax (50 cents per $500) and the Will County tax (25 cents per $500) still apply, and we cover both when you sell to us.
  • Confirm the jurisdiction. Some houses with a New Lenox mailing address are in a neighboring town or unincorporated territory. The title search shows which. Any other town’s transfer tax, we pay as well.
  • Final water read. Utility Billing needs five days’ notice to read the meter on closing day. The account stays in your name until then, and the final amount is paid from the sale.
  • No pre-sale village inspection. Title industry records show no village inspection required before a New Lenox transfer.
  • Will County taxes in arrears. Each year’s bill covers the year before, so the buyer is credited your share of the current year from the sale proceeds.
  • Estates and probate. Will County probate cases are heard at the courthouse in Joliet. Once the court gives the executor authority to sell, we can close.
  • Subdivision and townhome associations. Any HOA sends the title company a paid-assessment letter, and dues owed are cleared at closing.

Requirements shift, so the title company checks your address. Anything the village or county asks for, we handle.

In New Lenox, a 2015 two-story in Crystal Springs and a 1990 house in Riivendell aren’t competing for the same buyer. The newer one often sells quickly with an agent. The older one may face a long inspection list. If yours is closer to the second, get both numbers.

Check your address

A New Lenox address doesn’t always mean the village

The post office and the village map don’t line up perfectly. Some homes with a New Lenox mailing address sit in unincorporated territory, and others fall inside a neighboring municipality. That decides who sends the final water bill, which local rules apply and which town, if any, has its own transfer tax.

You don’t have to sort that out before you call. Give us the address, and the title search shows where the property sits. If a local transfer tax applies, we pay it, the same as the state and county taxes, and the title company requests any reading or letter another office needs.

How it works in New Lenox

Three steps. You pick the closing date.

  1. Tell us about the house

Fill out the form or call (773) 825-9855. A few quick questions, no pressure.

  2. Get a fair cash offer in 24 hours

We look at the house with you and show you how we got the number. No obligation.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.

Questions

New Lenox FAQ

Is there a transfer tax in New Lenox?

Not inside the village limits. Illinois and Will County still tax the transfer, and we pay both. If your house turns out to be in another town with its own tax, we pay that too.

My house has a New Lenox address but isn’t in the village. Will you still buy it?

Yes. We buy in unincorporated areas and the surrounding towns, and the title search confirms the jurisdiction.

Do you buy older homes in subdivisions like Riivendell?

Yes. We buy late-1980s and 1990s homes with original kitchens, baths and mechanicals, and nothing has to be repaired first.

What happens with the water bill at closing?

With five days’ notice, the village reads the meter on closing day. The final bill is paid from the sale.

Can you buy a house going through probate in Will County?

Yes. The executor or administrator signs with us, and we close after the court in Joliet authorizes the sale.

If I accept your offer this week, when would we close?

Most of ours close 2–3 weeks after signing. If moving takes longer, push the date back.
