Selling a house in Geneva

Geneva is the Kane County seat, a Fox River city of about 21,400 people between St. Charles to the north and Batavia to the south. Routes 25, 31 and 38 run through town, and the Metra Union Pacific West line stops at Geneva station with trains to downtown Chicago. The Fox River Trail and the Illinois Prairie Path both pass through.

Geneva was platted in 1837, became the county seat in 1836 and incorporated as a city in 1887. After the railroad came in 1853, river mills and factories followed. The Fabyan Windmill from the 1850s stands along the river, and Riverbank Laboratories dates to 1918.

The Central Geneva Historic District covers 67 acres between the river, South Street, 6th Street and State Street. It was listed on the National Register in 1979 and enlarged in 2017. Most of its houses are two-story frame homes built from 1840 to 1900, in Greek Revival and Italianate styles, and it includes a 1906 house by Frank Lloyd Wright. A separate North Geneva Historic District sits on the other side of Route 38. Away from the center, Geneva has postwar ranches and split-levels and newer subdivisions on the west side.

A Geneva home in good shape usually sells well with an agent, and we’ll be straight with you about that. We’re a better match for a 19th-century house with structural or system problems, a house that came to you through an estate, or a sale that needs a firm date more than the highest price.

What to expect

Reach out and we’ll have a cash offer to you in 24 hours. We see the house in person once and talk you through the math. You name the closing date, a local title company runs the closing, and we pay the standard closing costs.

Local rules and costs

What to know before you sell in Geneva

  • No city transfer tax. Geneva isn’t on the title company list of towns with a local transfer tax. The state and Kane County taxes (75 cents per $500 combined) apply, and we pay them when you sell to us.
  • Utilities at closing. The title company confirms what the city needs for a final utility reading and makes sure the last bill is paid from the sale.
  • Kane County taxes lag a year. Kane County bills last year’s taxes this year. At closing, the buyer is credited for your share of the current year.
  • Probate is local. Geneva is the Kane County seat, and Kane County estates go through the circuit court there. We can contract with the executor and close once the court approves the sale.
  • Historic district homes. Being in the Central or North Geneva district doesn’t stop a sale, and you don’t need to restore anything first.

Requirements change, so the title company confirms the current list for your property. If something needs doing, we do it.

Geneva has a lot of older houses near the river. A restored Victorian may sell well on the market, while one that needs a foundation, a roof and new wiring can be a hard sell to buyers using a loan. In that case, it’s worth getting our number too.

19th-century houses

Selling an older home near the river

Most houses in the Central Geneva Historic District were built in the second half of the 1800s. Many have been cared for, but age shows up in foundations, old wiring, plumbing and porches.

If you list a house like that, a buyer’s inspector will find those items and the buyer may ask for repairs or credits. When you sell to us, the inspection list doesn’t come back to you. We buy the house as it is, and you take what you want and leave the rest.

How it works in Geneva

Three steps. You pick the closing date.

  1. Tell us about the house

Fill out the form or call (773) 825-9855. A few quick questions, no pressure.

  2. Get a fair cash offer in 24 hours

We look at the house with you and show you how we got the number. No obligation.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.

Questions

Geneva FAQ

Do you buy older homes in the Central Geneva Historic District?

Yes. We buy 19th-century frame houses as they are, without asking for repairs or restoration.

Where does probate happen for a Geneva house?

Kane County probate is handled in Geneva, the county seat. The executor signs with us, and the closing waits for the judge’s permission to sell.

Is there a Geneva transfer tax?

There’s no city transfer tax in Geneva. On a sale to us, the state and Kane County stamps are our expense.

My house is near the Metra station. Is it a fit?

Location near the station helps, but the fit depends on condition and timing. Send us the details and we’ll tell you honestly.

Do I need to clean out the attic and basement?

No. Pack up the things you want to keep, and we deal with whatever is left in the attic and basement.

What’s the earliest closing date you can offer?

Often 2–3 weeks after you sign, once title is clear.
