Selling a house in St. Charles
St. Charles is a Fox River city of about 33,000 people, mostly in Kane County with a small part in DuPage. Geneva and Batavia are its neighbors to the south, and together the three are known as the Tri-Cities. Main Street is Route 64, Routes 25 and 31 follow the river, and Randall and Kirk roads carry traffic on the west and east sides.
The town was settled in 1834 as Charleston and renamed St. Charles in 1839. The river ran mills and factories, including the Cable piano factory on South 1st Street, built in 1901 and later used by the Howell furniture company. The factory building was torn down in 2000 to make way for housing. Downtown landmarks include the Arcada Theatre, the Hotel Baker from 1928 and Pottawatomie Park along the river.
The city has three local historic districts. The Central district covers downtown and the original town, Moody-Millington has 17 properties in two early additions, and the Millington district has 51 properties across eight blocks west of downtown. Beyond them, St. Charles has postwar ranches, split-levels and two-story homes, and newer subdivisions and townhomes out toward Randall Road.
Most updated St. Charles homes sell well with an agent, and we won’t pretend otherwise. Buyers here shop for move-in condition, and a house that needs little work rarely needs us. We make more sense for an older house near downtown with deferred repairs, a 1960s or 1970s home that was never updated, an inherited house full of belongings, or a sale that has to happen by a set date.
What to expect
We send a cash offer within a day of hearing from you. One walk-through is all we need, and we explain how we priced the house. Closing is on the date you choose at a local title company, and we pay the normal costs.
What to know before you sell in St. Charles
- No city transfer tax. St. Charles doesn’t add its own transfer tax. The state (50 cents per $500) and county (25 cents per $500) taxes still apply, and when you sell to us, we pay them.
- Final water reading. The city takes a final meter reading before closing, and the last utility bill is paid from the sale.
- Kane or DuPage. Most of the city is in Kane County. A small eastern part is in DuPage, which changes the tax bill and the probate court.
- Last year’s taxes, paid this year. The tax bill you pay now covers last year. At closing, the buyer takes a credit for your months of ownership so far this year.
- Probate. For a Kane County estate, probate is heard by the circuit court in Geneva. On the DuPage side, it’s the Wheaton courthouse.
- HOA letters. Subdivisions and townhome communities with an association need a paid-assessment letter before closing.
The title company double-checks every city and county requirement for your address, and any item it flags is ours to finish.
St. Charles: cash offer or listing?
| Sell to us | List with an agent | |
|---|---|---|
| Repairs/updates | You fix nothing | Often needed to compete with updated listings |
| Showings | A single walk-through | Weeks of showings |
| Commission | None | Paid from your sale price |
| Closing costs | We pay them | Seller pays |
| Timing | Close in 2–3 weeks or later | Market time plus 30–45 days |
| Certainty | Cash, no loan contingency | Can fall apart over financing or inspection |
| Price | Below retail, priced for condition | Top price for updated homes |
St. Charles buyers pay well for updated houses, and an older home near downtown can still need a lot to compete. If yours has an original kitchen, an old roof or a basement that takes water, compare our offer with what you would net after repairs and commission.
Older houses near downtown St. Charles
St. Charles has designated three historic districts and about 45 individual landmark structures. The Millington district, added in 2017, covers eight blocks west of the Central district. Many of these houses are well over a century old.
An older home can be charming and still need major work: wiring, plumbing, foundations or porches. You don’t have to take that on to sell. We buy houses in and around the districts as they are, and you leave the repairs to us.

St. Charles FAQ
Do you buy houses in the Millington or Central historic districts?
Yes. We buy older homes in any of the city’s historic districts in their current condition.
My St. Charles house is on the DuPage County side. Does that change anything?
It changes the county tax bill and the probate court, which would be in Wheaton. The way we make an offer and close stays the same.
Does St. Charles have a transfer tax?
St. Charles has no city transfer tax. The state and county amounts are still due, and we cover them on a sale to us.
Can I sell a townhome near Randall Road?
Yes. We order the association’s paid-assessment letter and clear any dues at closing.
What if the house has old tenants or a messy lease?
Tenants can stay through the sale. Send us the lease and we’ll plan the timing around it.
What’s the shortest time to close?
Usually 2–3 weeks after you accept, depending on the title work.
