Selling a house in Glendale Heights

Glendale Heights is a DuPage County village of about 33,200 people. Bloomingdale is to the north, Addison to the east, Lombard and Glen Ellyn to the south, and Carol Stream to the west. North Avenue, Army Trail Road, Bloomingdale Road and Glen Ellyn Road are the main routes, and I-355 runs near the east side. There’s no Metra stop in the village. Pace buses connect to Wheaton.

Before the 1950s this was a small farming area that used the Glen Ellyn post office. In 1958 Midland Enterprises began building houses, and some of the first went up on Glen Ellyn Road and Larry Lane near Fullerton Avenue. The village incorporated in July 1959 as Glendale and added Heights to the name in March 1960.

Because the village is so young, nearly all of its housing dates from 1959 or later. Early ranches and small two-stories were followed by later subdivisions and by townhomes, condos and apartments. Glendale Heights is almost entirely residential, and the 2020 Census counted about 11,900 housing units.

The first homes in the village are now more than 60 years old, and many still have original electrical panels, windows and baths. Townhomes from later decades can have roof or siding issues the association hasn’t gotten to. For an updated home, an agent may get you more, and we’ll tell you that plainly. If yours hasn’t been updated, or you’re settling an estate or dealing with tenants, a cash sale can save you the repair bill and the village re-inspections.

What to expect

We’ll see the property once. A cash offer reaches you within 24 hours, along with how we arrived at it. You decide the closing date, and the signing happens at a local title office. We cover the normal closing costs, including the village stamp.

Local rules and costs

What to know before you sell in Glendale Heights

  • Village transfer tax. Glendale Heights charges $3 per $1,000 of the price, with a $25 minimum, and the ordinance makes it the seller’s tax. Selling to us takes that off your plate. We cover it.
  • State and county stamps. Add the Illinois stamp at 50 cents per $500 and the DuPage stamp at 25 cents per $500. We cover those as well.
  • Pre-sale inspection. The village requires a Real Estate Transfer Application at least 21 days before closing and an inspection by Community Development. The fee is $100 for a house and $200 for a building with up to six units.
  • Guarantee of compliance. If the inspection lists items to correct, the seller can repair them, or the buyer can sign a Guarantee of Compliance for certain items and post an escrow. When we buy, we can take that on.
  • Survey and village bills. The village wants a plat of survey under a year old. It also needs the final water bill paid, plus any open invoices, parking tickets or other village charges, before it releases the stamp.
  • Taxes and probate. DuPage taxes trail by a year, which means a prorated tax credit to the buyer at closing. Estates are handled in Wheaton.

These steps come from the village’s own selling guide. The title company confirms the current version for your closing.

In Glendale Heights, the village inspection adds a step most nearby towns don’t have. If the house has older wiring, missing smoke detectors or code items from past projects, a listing buyer may ask you to fix them first. We’ll walk you through what the inspection is likely to flag and how we account for it.

Village inspection

How the Glendale Heights transfer inspection works

Before the village issues a transfer stamp, Community Development inspects the property. The application goes in at least 21 days before closing, along with the fee and a recent plat of survey. The village uses separate checklists for single-family, multi-unit and commercial buildings.

If the inspector notes items to correct, there are two paths. The seller can make the repairs and ask for a re-inspection, or the buyer can sign a Guarantee of Compliance for eligible items and post an escrow with the village. When you sell to us, we can take the second path, so you don’t have to hire contractors to finish the list before closing.

How it works in Glendale Heights

Three steps. You pick the closing date.

  1. Tell us about the house

Fill out the form or call (773) 825-9855. A few quick questions, no pressure.

  2. Get a fair cash offer in 24 hours

We look at the house with you and show you how we got the number. No obligation.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.

Questions

Glendale Heights FAQ

Who pays the Glendale Heights transfer tax?

By ordinance it’s the seller’s cost. Our offer has us paying it, plus the Illinois and DuPage stamps.

Will I need to make repairs the inspector lists?

Not if you sell to us. The buyer can sign a Guarantee of Compliance for eligible items, and we can do that.

How far ahead does the inspection need to be scheduled?

The village asks for the transfer application at least 21 days before closing, so we start it early.

Do you buy Glendale Heights townhomes?

Yes. We buy townhomes and condos as-is and get the paid-dues letter from the association.

What else does the village need?

A plat of survey less than a year old, plus payment of the final water bill and anything else owed to the village.

Where does probate happen for a Glendale Heights home?

At the DuPage County courthouse in Wheaton.
