Selling a house in Addison

Addison is a DuPage County village of about 35,700 people, split between Addison and Bloomingdale townships. Wood Dale and Itasca are to the north, Bensenville and Elmhurst to the east, Villa Park and Lombard to the south, and Glendale Heights and Bloomingdale to the west. I-355 and Route 53 run along the west side, Route 83 crosses the east side, and Lake Street and Army Trail Road carry traffic across town. Addison has no Metra stop of its own. Commuters drive to the Milwaukee District West stations in Wood Dale or Bensenville.

The village started out as Dunkley’s Grove and incorporated in 1884. Army Trail Road follows a route the Army cut in 1832 along an older trail. For a long time Addison stayed small, with fewer than 1,000 residents in 1930. Farmland turned into subdivisions in the 1960s, and by 1990 the village had grown to about 35,000. Salt Creek winds through town on its way to the Des Plaines River.

That growth pattern shapes what you see on most streets. The bulk of Addison’s roughly 12,700 homes went up after 1960: ranches, raised ranches and split-levels, plus townhome, condo and apartment complexes. Many of those houses now have 50 or 60 years on their roofs, furnaces and plumbing. A few older homes sit closer to the original village center.

An Addison ranch that’s been updated and cared for will usually draw good offers through an agent. We’ll point that out if it applies to you. We’re the stronger option when the basement has taken on water, when the kitchen and baths are original, when a rental comes with tenants, or when you’ve inherited a house you don’t want to fix from a distance.

What to expect

We come out once to see the house. Within 24 hours you get a cash offer, and we go over the repair costs and the sales we used to get there. The closing date is yours to set. Papers are signed at a title office nearby, and we take on the standard closing costs.

Local rules and costs

What to know before you sell in Addison

  • Village transfer tax. Addison charges $2.50 per $1,000 of the price and assigns it to the buyer. When you sell to us, that’s us, so it’s never your bill.
  • State and county stamps. The deed also needs the Illinois stamp at 50 cents per $500 and the DuPage stamp at 25 cents per $500. We cover both.
  • Sewer and sump pump inspections. The village requires a sewer inspection before it issues the transfer stamp, and ATG’s ordinance summary also lists a sump pump inspection. We take care of scheduling.
  • Permit release and water bill. Addison wants a permit release from Community Development and a paid final water bill before the stamp is issued.
  • Taxes a year behind. You pay this year’s DuPage taxes next year. At closing, the title company figures the amount owed so far and credits it to the buyer.
  • Probate. DuPage estates are handled at the county courthouse in Wheaton. The executor or administrator signs our contract once the court has given them authority to sell.

Village rules and fees can change. The title company checks Addison’s current requirements before closing.

Many Addison split-levels and raised ranches have lower levels that sit partly below grade. If yours has had water, mold or a failing sump, a financed buyer’s inspector will find it. We price that work in up front, so there’s no repair fight after the inspection.

Salt Creek

Selling an Addison house that has flooded

Salt Creek runs through Addison, and some homes near it have been hit hard. In 2011, FEMA awarded the village about $2.5 million to buy roughly 14 flood-damaged properties near the creek from willing owners and turn the land back into open space.

If your basement has flooded, you can still sell. We buy houses with water stains, damp drywall, old carpet and a history of claims. Tell us what happened and when, and we’ll account for it in the number. You won’t need to finish a cleanup or a remodel first.

How it works in Addison

Three steps. You pick the closing date.

  1. Tell us about the house

Fill out the form or call (773) 825-9855. A few quick questions, no pressure.

  2. Get a fair cash offer in 24 hours

We look at the house with you and show you how we got the number. No obligation.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.

Questions

Addison FAQ

Who pays the Addison transfer tax?

The village puts it on the buyer. When you sell to us, we’re the buyer, and we also pay the Illinois and DuPage stamps.

Do I need to pass Addison’s sewer inspection before I sell to you?

The village requires the inspection before it issues the stamp. We schedule it, and we don’t ask you to make repairs for our offer.

Will you buy a house near Salt Creek that has flooded?

Yes. We buy it as-is and factor the water damage into the price. Let us know about past flooding and any insurance claims.

Can you buy an Addison townhome or condo?

Yes. The association sends a letter confirming dues are current, and any unpaid amount is paid off at closing.

Is an Addison estate handled in Chicago?

No. Addison is in DuPage County, so probate runs through the courthouse in Wheaton.

Can we close quickly after the walk-through?

Often in 2–3 weeks, once the title work and village stamp are ready. A later date works too.
