Selling a house in Hampshire

Hampshire is a village of about 7,700 people in northwestern Kane County, with a northern section that reaches into McHenry County. Most of it is in Hampshire Township, with smaller pieces in Rutland Township and in Coral Township on the McHenry side. Huntley is to the northeast, Pingree Grove to the southeast and Burlington to the southwest. Route 72 runs through the south part of the village, and U.S. 20 passes along the northeast edge.

For most of its history, Hampshire was a small farm town surrounded by fields, and its population stayed under 2,000 until the 1990s. Then it grew from about 1,800 in 1990 to 2,900 in 2000, 5,600 in 2010 and 7,700 in 2020. The original Mobil gas station still stands downtown.

Hampshire’s oldest homes are near downtown and along the older streets around it. Most of the rest of the village was built after 2000, in subdivisions such as Prairie Ridge, Tuscany Woods, Hampshire Highlands, Lakewood Crossing, Old Mill Manor, Hampshire Meadows and Tamms Farm. Farmhouses and homes on acreage sit outside the village limits. Many of the newer houses are two-story and ranch designs built within the same decade, so similar homes often compete for the same buyers.

Selling a recent Hampshire home that’s been kept up usually goes better through an agent, and we’ll say as much. A cash sale suits an older downtown house still running on original systems, a rental that needs work, a home with HOA dues behind, a farmhouse on well and septic, or an inherited house you can’t easily get to.

What to expect

Fill out the form or call, and a cash offer arrives within 24 hours. We stop by once, then go through the math with you. You choose the closing date, and we pay the normal closing costs at a title company near you.

Local rules and costs

What to know before you sell in Hampshire

  • No village transfer tax. ATG lists none for Hampshire, and the village isn’t on Chicago Title’s list. The Illinois tax is 50 cents per $500, and the county tax is 25 cents per $500. We pay all of them when you sell to us.
  • Final water reading. The village needs a final water meter reading, per ATG. Ordering it and paying that last bill falls to the title company.
  • Two counties. Most Hampshire homes are in Kane County, and the northern section is in McHenry County. Each county bills its own taxes in arrears, and the current year’s share is credited to the buyer.
  • Probate. Kane County estates are filed in Geneva. McHenry County estates go to Woodstock. Either way, the sale can close when the judge signs off.
  • Associations. Many newer subdivisions have an HOA. The association provides a statement of dues, and back balances come out of the sale.

Because Hampshire straddles two counties, the title company sorts out which county’s rules govern your parcel. Any requirement that comes up, we cover.

How it works in Hampshire

Three steps. You pick the closing date.

  1. Tell us about the house

Fill out the form or call (773) 825-9855. A few quick questions, no pressure.

  2. Get a fair cash offer in 24 hours

We look at the house with you and show you how we got the number. No obligation.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.

Questions

Hampshire FAQ

Do you buy homes in Prairie Ridge and Tuscany Woods?

Yes. We buy in every Hampshire subdivision, including houses that need repairs or have HOA dues behind. When a well-kept house would net more on the market, you’ll hear that from us.

Is there a Hampshire transfer tax?

Hampshire has none on record. State and county stamps still apply, and they are our cost on a sale to us.

Part of Hampshire is in McHenry County. Does that matter for my sale, or for the taxes I owe at closing?

Only for the county paperwork. McHenry County bills those taxes, and probate for those homes goes through Woodstock instead of Geneva. The sale itself works the same way.

Will you buy an older house near downtown Hampshire?

Yes. Old wiring, tired plumbing and settled foundations don’t stop us from making an offer.

Do you buy farmhouses outside the village?

Yes. We buy rural homes on well and septic for cash, without lender inspection requirements.

How quickly can we close on a Hampshire house?

Most Hampshire closings can happen 2–3 weeks out. Pushing it later is fine.
