Selling a house in Pingree Grove

Pingree Grove is a Kane County village in Rutland and Plato townships, on U.S. 20 northwest of Elgin. Hampshire is to the west, Huntley to the north and Gilberts to the northeast, and Elgin is about seven miles southeast along Route 20. The 2020 census counted about 10,400 people.

For most of its history, Pingree Grove was very small. The 2000 census found 124 residents and 48 homes. The village marked its 100th year in 2007, and by then it was growing fast. Planning for Cambridge Lakes began in 2004, and the first homes there sold in 2005. The population reached about 4,500 by 2010 and more than doubled again by 2020.

Nearly all of the housing is from 2005 on. Cambridge Lakes is the main community, with 12 lakes, about 360 acres of open space and more than five miles of trails, and it won home builder awards in 2007. Carillon at Cambridge Lakes is a separate gated community, and newer phases north of the original section are still being built. Most homes are two-story and ranch designs on subdivision lots, along with some townhomes. Builders have kept adding phases, so you’ll find houses from nearly every year since 2005, and several models repeat across the neighborhood.

Because the houses are fairly new, many Pingree Grove sellers do well with an agent, and we’ll say that if it’s true for you. A cash sale fits when you need to move on short notice, when a rental has been worn down by tenants, when there’s pet, water or drainage damage, when HOA dues are behind, or when an inherited house needs to be sold from a distance.

What to expect

Expect a cash number within 24 hours. One walk-through is all we need, and we’ll explain each part of the offer. Closing happens at a title company on the date that suits you, and we cover the standard costs.

Local rules and costs

What to know before you sell in Pingree Grove

  • No municipal transfer tax listed. Pingree Grove doesn’t appear on Chicago Title’s chart of local transfer taxes. Illinois and Kane County together charge 75 cents per $500 of the price. Sell to us and both are our cost.
  • Two main associations. Most homes belong to the Cambridge Lakes HOA or the Carillon HOA. The title company requests a statement of paid dues, and any balance is settled at closing.
  • Village utilities. The village bills for water and sewer. The title company confirms the final-bill process and pays it from the sale.
  • Taxes a year behind. Kane County tax bills cover the prior year. This year’s portion appears as a buyer credit on the settlement sheet instead of a separate payment.
  • Probate in Geneva. Kane County estates are filed at the judicial center in Geneva. We can wait for the court to approve the sale before closing.

Village and HOA requirements can change, so the title company verifies them for your address. Anything that’s required, we handle.

In Cambridge Lakes, many homes of the same model and age come on the market at once, so buyers have choices. A clean house competes well. One with worn floors, water stains or a backlog of HOA notices tends to sit, and that’s where our offer can help.

How it works in Pingree Grove

Three steps. You pick the closing date.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.

Questions

Pingree Grove FAQ

Do you buy houses in Cambridge Lakes?

Yes. We buy in every phase of Cambridge Lakes, including homes that need paint, flooring or repairs.

My Pingree Grove house is fairly new. Why would I sell to a cash buyer?

Often you wouldn’t, and we’ll say so. Our offer helps most when timing matters, the house has damage, or you’d rather skip showings.

Is there a Pingree Grove transfer tax?

Pingree Grove isn’t on the title company’s chart of local taxes. When we buy, the Illinois and Kane County stamps are ours to pay.

I’m behind on HOA dues. Can I still sell?

Yes. The title company gets the balance from the association, and it’s paid from the sale proceeds at closing.

Will you buy a Pingree Grove rental with tenants?

Yes. Send us the lease and rent amount and we’ll include them in our offer.

How soon can we close?

Usually within 2–3 weeks once the HOA statement and title work are in. A later date is fine.
