Selling a house in Rosemont

Rosemont is a small Leyden Township village in Cook County, with about 3,950 residents, right on the east edge of O’Hare. Des Plaines is to the north and Schiller Park to the south, with Chicago to the east. The village has a CTA Blue Line station, a Metra North Central Service stop, and a large highway interchange where I-90, I-190 and I-294 meet. The Donald E. Stephens Convention Center, Allstate Arena, Rosemont Theatre and Fashion Outlets of Chicago are all here.

The Wisconsin Central Railroad laid tracks through the area in 1887. In 1933, some of the land was sold as 25-foot lots during the Century of Progress fair, and for years the area dealt with flooding and dumps. About 84 neighbors formed a homeowners association in 1952, and they voted to incorporate as Rosemont in 1956.

Today, most of Rosemont is hotels, offices and entertainment, but the village still has residential streets. The village says 75,000 to 100,000 visitors come through on a typical day. Residents voted in 1995 to gate most of the residential sections. The 2020 Census counted about 1,800 housing units, a mix of single-family homes, condos and apartments.

Homes don’t come up for sale often here. If yours is in good shape, listing it is probably the stronger move, and we’ll point that out. We’re worth a call if the house needs major work, if you inherited it and live somewhere else, or if you need to sell on a firm schedule.

What to expect

A cash offer reaches you within 24 hours. We need just one walk-through, and we go over each part of the price with you. The closing date is your call. A local title company handles the signing, and ordinary closing costs are paid by us.

Local rules and costs

What to know before you sell in Rosemont

  • No village transfer tax. No Rosemont tax shows up on the title-company charts. A deed here carries only the Illinois stamp (50 cents per $500) and the Cook County stamp (25 cents per $500), and we buy both.
  • Final water reading. Public Works takes one last meter reading, and that bill is settled on the closing statement.
  • Gated sections. Since most residential streets are gated, we coordinate access for the walk-through and for any appraiser or inspector.
  • Condo associations. If you own a condo, the association confirms assessments are current, and any balance comes off at closing.
  • Taxes billed late. Cook County collects this year’s tax next year. Your share for the months before closing is credited to the buyer.
  • Probate. Rosemont estate cases are opened downtown before a Cook County probate judge, in the Daley Center.

Rosemont can update its steps, so the title company re-checks them for your house, and anything required is our job.

Few Rosemont homes reach the market, so buyers can be hard to compare against. If your house needs updating or you need a set closing date, our cash offer gives you a firm number to weigh against a listing.

Gated streets

Selling a home behind Rosemont’s gates

After the 1995 vote, most of Rosemont’s residential streets sit behind gates, set apart from the hotels, arena and convention traffic. That privacy is part of the appeal, but it also means every showing, appraisal and inspection needs someone to arrange entry.

With a listing, that can mean weeks of buyers and agents coming through. Selling to us, it’s usually one visit that we set up with you, plus a short trip for the title work if needed. If the house is empty or belonged to a relative, we can work with whoever holds the keys and coordinate the rest so you don’t have to be there each time.

How it works in Rosemont

Three steps. You pick the closing date.

  1. Tell us about the house

Fill out the form or call (773) 825-9855. A few quick questions, no pressure.

  2. Get a fair cash offer in 24 hours

We look at the house with you and show you how we got the number. No obligation.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.
