Selling a house in Hinsdale
About 17,400 people live in Hinsdale. Most of the village is in DuPage County, the eastern fringe crosses into Cook, and it touches Downers Grove, York, Lyons and Proviso townships. Oak Brook lies north, Western Springs east, Burr Ridge and Willowbrook to the south, and Clarendon Hills and Westmont to the west. I-294 forms the east edge and Route 83 the west, Ogden Avenue (U.S. 34) runs through, and Metra’s BNSF Line stops at Highlands, Hinsdale and West Hinsdale.
In the early 1830s a settlement called Brush Hill grew up along Ogden Avenue near Salt Creek. Ben Fuller bought most of it in 1851 and named it Fullersburg. Hinsdale incorporated in 1873 and added streetlights, a telephone exchange and paved roads in the 1890s. The Hinsdale Theater opened in 1925 and the Memorial Building was finished in 1928. Katherine Legge Memorial Park, donated by International Harvester, was annexed in 1975, and eight annexations between 1960 and 1975 set the village’s current borders.
Hinsdale’s downtown and the Robbins Park area just east of it are both National Register historic districts. Robbins Park includes several individually listed houses. The village has about 6,100 housing units, from late 1800s and early 1900s homes to postwar houses and new construction. Many older homes have been torn down and replaced, though downtown itself has changed little.
Updated Hinsdale homes sell well through agents, and we won’t pretend otherwise. We’re useful when a house needs more work than a buyer at Hinsdale prices will accept, when the lot is the main value, or when an estate has to be sold without a long listing.
What to expect
One walk-through, then within 24 hours you’ll see our cash offer and the math behind it. You choose the closing date. Sign at a title office near Hinsdale, and leave the normal closing costs to us.
What to know before you sell in Hinsdale
- No village transfer tax. Hinsdale doesn’t levy one. It’s absent from Chicago Title’s chart, and ATG records the amount as none.
- State and county stamps. Expect a 50-cents-per-$500 state stamp and a 25-cents-per-$500 DuPage stamp. They come out of our side of the deal.
- Water account. Hinsdale reads the meter a final time so the account can be closed out with the sale.
- Historic districts. If your house is in the downtown or Robbins Park districts, or is individually listed, a buyer planning changes should check with the village first. That doesn’t stop a sale to us.
- Cook County part. Homes on the Cook side carry Cook’s county stamp instead, which we also pay. Cook estates go through the Daley Center.
- Taxes and DuPage probate. Hinsdale homeowners pay each year’s taxes the following year, so your portion is prorated and credited to the buyer. DuPage estates are handled in Wheaton.

In Hinsdale, a dated house on a good lot can be worth more for its land than as a home. We’ll show you how we value the lot and the house separately, so you can compare a listing against a cash sale and see which nets more.
When a Hinsdale lot is worth more than the house
Hinsdale has seen many teardowns, where an older house is replaced by a new one. If your house is small, has major structural problems or needs a full renovation, its value may be mostly in the lot.
We’ll tell you plainly if that’s the case. We look at recent lot sales and what the house would cost to renovate, then make a cash offer. You won’t need to clear the house, fix anything or get it ready for photos. If the house is historic, we’ll discuss that with you as part of the offer.
Three steps. You pick the closing date.
- Tell us about the house
Fill out the form or call (773) 825-9855. A few quick questions, no pressure.
- Get a fair cash offer in 24 hours
We look at the house with you and show you how we got the number. No obligation.
- Close on your date
As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.
Common reasons Hinsdale owners sell
Hinsdale FAQ
Does Hinsdale charge a transfer tax?
The village doesn’t. Illinois and DuPage stamps still apply, and we’re the ones who pay them.
Would you buy a small Hinsdale house that’s really a lot purchase?
Yes. We value the land and the structure separately and explain both.
My house is in the Robbins Park historic district. Can you buy it?
Yes. Historic district homes can be sold. We’ll go over what that means for our offer.
Is the sale private?
Yes. Nothing goes on the MLS, and nobody tours the house except us.
Where is probate for a Hinsdale estate?
Most Hinsdale estates go to the DuPage court in Wheaton. Cook-side homes go to the Daley Center.
How quickly can we close?
Often in about three weeks, or later if you need time.
