Selling a house in Roselle

Roselle is a village of about 22,900 people, mostly in DuPage County with a portion in Cook County. Its rough borders are Nerge Road to the north, unincorporated Medinah to the east, Lake Street to the south and Gary Avenue to the west, with Schaumburg, Bloomingdale and Itasca close by. Irving Park Road and Roselle Road meet in the central business area, and the Roselle station is on Metra’s Milwaukee District West Line.

The village is named for Roselle Hough, who opened the Illinois Linen Company here in 1868 to make linen and rope from flax. He also helped bring the railroad through his land. Roselle was platted in 1874, shared a government with Bloomingdale for a time, and incorporated on its own in 1922, largely to get sewer and water service. The Medinah Country Club opened just east of town in 1926.

After the world wars, new subdivisions of single-family and multi-unit homes spread out from the old village. Today Roselle has about 9,100 housing units. You’ll find older homes near the downtown and the train, postwar and later ranches and split-levels in the subdivisions, and townhomes and condos. Main Street Station opened downtown in 2005, and Turner Pond sits just north of the town center.

Updated Roselle homes, especially near the train, tend to do well on the market. If we think yours is one, you’ll hear that from us. Selling to us helps most when the house needs work, has been empty for a while, belongs to an estate, or has to be sold on a schedule.

What to expect

One walk-through is all we need. You’ll have a cash offer within 24 hours, and we’ll explain the repair costs and sales behind it. Choose any closing date that suits you. We close through a title company near Roselle and pay the customary costs.

Local rules and costs

What to know before you sell in Roselle

  • No village transfer tax. Roselle doesn’t appear on Chicago Title’s chart, and ATG’s records show no tax amount.
  • State and county stamps. The state’s stamp is 50 cents per $500 and the county’s is 25 cents per $500. Both are covered on our side.
  • Vacant houses. ATG’s ordinance summary notes a village inspection when a house has been vacant more than 60 days. That listing is older, so the title company confirms the current rule.
  • Water. A final water reading is taken so the account can be closed out.
  • Cook County portion. In the Cook County part of Roselle, Cook’s county stamp applies instead of DuPage’s, and estates are opened at the Daley Center downtown.
  • Taxes and DuPage probate. Illinois taxes run a year in arrears, so your share for this year is credited to the buyer. DuPage estates are handled in Wheaton.

Before a closing date is locked in, the title company pulls Roselle’s current requirements for your property.

Roselle has a mix of older homes near downtown and subdivision houses from later decades. The older ones often need foundation, plumbing or electrical work, and the newer ones may just be dated. Either way, we’ll show you the repair math so you can compare it with a listing.

Vacant homes

Selling a Roselle house that has been sitting empty

Houses sit empty for many reasons: an estate is being settled, the owner moved out of state, or a rental lost its tenant. Every month empty adds utility bills, insurance and lawn care, and in Roselle a long vacancy may also mean a village inspection before the sale.

We buy vacant houses as they are. If there’s furniture or clutter left behind, you don’t have to clear it. If the utilities are off, tell us, and we’ll plan the walk-through around that. Once you accept, we’ll work with the title company on any inspection the village requires.

How it works in Roselle

Three steps. You pick the closing date.

  1. Tell us about the house

Fill out the form or call (773) 825-9855. A few quick questions, no pressure.

  2. Get a fair cash offer in 24 hours

We look at the house with you and show you how we got the number. No obligation.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.

Questions

Roselle FAQ

Does Roselle charge a transfer tax?

Roselle doesn’t. State and county stamps are due, and we pay those.

Does it matter that my Roselle house is vacant?

An older ATG listing notes an inspection after 60 days of vacancy. The title company confirms it, and we buy vacant houses as-is.

Is a Roselle estate handled in Wheaton or Chicago?

Wheaton for the DuPage part of the village, the Daley Center for the Cook County part.

Do you buy townhomes and condos in Roselle?

Yes, in any condition. The association letter confirms your dues are paid.

Will you buy an older home close to Roselle’s downtown?

Yes. Older wiring, plumbing and foundations are part of what we price for.

Could I keep living there until a later closing?

Yes. Set the closing date that gives you time to move, and we’ll work around it.
