Selling a house in South Barrington

South Barrington is a Cook County village of about 5,100 people in Barrington Township, covering about 7.6 square miles. Barrington is to the north, Hoffman Estates to the south and Barrington Hills to the west. I-90 runs along the south end of the village, with an interchange and a Pace bus stop at Barrington Road. The Arboretum of South Barrington shopping center and Goebbert’s Farm and Garden Center are both here.

The area was farmland into the 1950s. In 1959, a group of landowners tried to form a village that would allow quarter-acre lots. Neighbors who wanted to keep larger lots moved faster and incorporated South Barrington within three days. Later, the minimum lot size was set at one and a half acres. William Rose, one of the founders, started the Barrington Construction Company and developed Sunset Ridge Farms, The Cove and The Glen.

The 2020 Census counted about 1,700 housing units, mostly single-family homes, many on lots of an acre and a half or more. The village has dozens of private lakes and ponds, and Poplar Creek runs through it. Some homes have private wells.

An updated South Barrington home will usually sell for more with an agent, and we’ll tell you so. We’re more useful when an older large home needs a full update, when a well, septic, roof or basement has problems, when you inherited the house, or when you’d rather not carry a large house through a long listing.

What to expect

We tour the house and grounds once, then give you a cash offer within 24 hours. You’ll see how we got there, including sales nearby and what the repairs would cost. You decide when to close. A local title company does the closing, and we pay the normal closing costs.

Local rules and costs

What to know before you sell in South Barrington

  • No village transfer tax listed. South Barrington doesn’t appear on title-company lists of towns with a transfer tax. The Illinois (50 cents per $500) and Cook County (25 cents per $500) stamps still apply, and when you sell to us, we pay them.
  • Wells and septic. Some homes here run on private wells. If yours has a well or septic system, we buy it as it is, and the title company confirms if anything is needed for the sale.
  • Flooding near streams and ponds. The county’s hazard plan lists past flooding in the Spring Creek and Sunset Farm subdivisions and along Poplar Creek. If your home has had water problems, we factor that in.
  • Cook County taxes. Cook County bills taxes a year late, in two installments. The buyer gets a credit at closing for this year so far, from the sale proceeds.
  • Homeowner associations. Subdivisions with associations provide a paid-dues letter, and any balance is paid at closing.
  • Probate. Probate for Cook County residents is at the Daley Center in Chicago. We can sign with the executor once the court appoints them.

The title company confirms South Barrington’s current requirements for your property, and we take care of each one.

Questions

South Barrington FAQ

Is there a South Barrington transfer tax?

None is listed by title companies. The Illinois and Cook County stamps apply, and we cover them.

Do you buy large homes that need a full update?

Yes. We buy larger homes as-is, including ones with dated interiors, old mechanicals or roof problems.

My house is on a well. Is that a problem?

No. A private well doesn’t change our interest, and we buy the house as it is.

Our basement has flooded before. Can you still buy it?

Yes. We buy houses with past water problems and price the repairs into the offer.

Where does a South Barrington estate go through probate?

It’s filed at the Daley Center in Chicago when the owner lived in Cook County.

What if my next home isn’t ready yet?

We can set a later closing date so the timing works for your move.
