Selling a house in Oakbrook Terrace

Oakbrook Terrace is a small DuPage County city of about 2,750 people in York Township, about 17 miles west of the Loop. It sits between Villa Park, Lombard and Oak Brook, and is home to DuPage County’s tallest office building. Roosevelt Road, 22nd Street and Butterfield Road carry most traffic, Route 83 runs nearby, and Pace buses connect to Chicago and Wheaton.

In 1873 Albert Knapp built a creamery and cheese factory at a crossroads called The Corners, and by 1881 the community was called Utopia. It stayed agricultural into the 1900s and was subdivided after World War II. Utopia incorporated in 1958. When Oak Brook annexed the shopping center site the next year, Utopia renamed itself Oakbrook Terrace.

The 1970s brought the city’s biggest wave of homebuilding, when nearly half its housing went up. In the 1980s, commercial development took over, including the 31-story Oakbrook Terrace Tower, designed by Helmut Jahn, and the Drury Lane theater. Lincoln Centre, a large office complex on Butterfield Road, followed in the 1990s. Today the city has about 1,700 housing units, a mix of houses and attached homes, and most open land has been built on.

If your home is already updated, a listing may get you more. We’ll tell you that. We’re a good fit when a 1970s house or unit still has its original finishes, when you have tenants, when an estate needs settling, or when you’d like a fixed closing date and no showings.

What to expect

We’ll come by once. Expect a cash offer within 24 hours, with the numbers we used. Choose your day to close, and meet us at a nearby title office to sign. We pick up the normal closing costs.

Local rules and costs

What to know before you sell in Oakbrook Terrace

  • No city transfer tax. ATG’s ordinance records show none for Oakbrook Terrace, and Chicago Title doesn’t list one.
  • State and county stamps. Illinois and DuPage stamps apply at 50 cents and 25 cents per $500. Selling to us puts both on our tab.
  • Water. The city takes a final water reading so the bill can be paid at closing.
  • Associations. For a condo or townhome, the association confirms your dues are paid. Unpaid dues or a pending special assessment get handled at the closing table.
  • Taxes in arrears. DuPage taxes are billed a year late. Closing includes a prorated credit to the buyer.
  • Probate. An Oakbrook Terrace estate is opened in Wheaton, where DuPage’s courthouse sits.

Your title company checks the city’s current list for the property before signing day.

With so much of Oakbrook Terrace’s housing built in the 1970s, many homes are reaching 50 years with original windows, mechanicals and kitchens. In that case, weigh our offer against your net after paying for the updates.

1970s homes

Selling a 1970s home in Oakbrook Terrace

Homes built in the 1970s were solid, but 50 years is a long time for a roof, a furnace, a water heater or a set of windows. In attached homes, the association may also be planning major projects that come with a special assessment.

We buy these homes as they are. If an assessment is coming, tell us, and we’ll account for it. The same goes for a furnace near the end of its life or a roof that leaks in heavy rain. If you have tenants, we can buy with the lease in place. You won’t have to repaint, recarpet or replace anything before closing.

How it works in Oakbrook Terrace

Three steps. You pick the closing date.

  1. Tell us about the house

Fill out the form or call (773) 825-9855. A few quick questions, no pressure.

  2. Get a fair cash offer in 24 hours

We look at the house with you and show you how we got the number. No obligation.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.
